When a roof is done, it's done
Roof replacement is the biggest exterior project most homeowners ever buy, and it's the one where corner-cutting hides best. Around Greenwood and Bargersville, a huge share of homes went up in the 1990s and 2000s with builder-grade three-tab shingles. Twenty-plus Indiana winters of freeze-thaw, summer heat, and a few hail seasons later, those roofs are aging out all at once. If yours is curling at the edges, shedding granules into the gutters, or patched more than once, replacement is usually the reasonable math: repairs on a dying roof just spread the same money out with none of the warranty.
We replace roofs the way we'd want ours done. That means a full tear-off, never a shingle-over. It means actually replacing bad decking instead of hiding it. And it means a written quote where you can see what you're paying for.
What a Reasonable roof replacement includes
- Complete tear-off down to the deck, with your landscaping, siding, and driveway protected while we work.
- Decking inspection board by board. Soft or rotten OSB and plank decking gets replaced, and you see photos of what we found.
- Ice and water shield in the valleys and at the eaves, where Indiana ice dams do their damage, plus synthetic underlayment across the field.
- New drip edge, pipe boots, and flashing. Reusing rusted flashing under new shingles is how a "new roof" leaks in year three.
- Architectural shingles from major manufacturers, installed to spec so the manufacturer warranty actually holds.
- Ridge venting matched to your attic's airflow, because a roof that can't breathe cooks itself from underneath.
- Full cleanup: magnetic sweep for nails, debris hauled off, and a final walkthrough with you.
What it costs, honestly
Most full replacements in our area land in the five figures, with the exact number driven by roof size, pitch, the number of layers coming off, and how much decking needs help. We quote after we've been on the roof, not from a satellite photo. You get one written number, you take whatever time you need with it, and 50% down covers materials once you say go. The balance is due when the job is finished and you've walked it with us. If a storm did the damage, look at our insurance claim help first, because your deductible might be the only number that matters.
Replacement questions, answered first
Tear-off, every time. An overlay hides the deck, traps heat, voids most warranties, and costs you double when the real replacement comes. We don't sell them.
Architectural shingles are rated for 30 years and realistically deliver 20 to 25 in Indiana weather when the attic ventilation is right, which is exactly why we fix ventilation as part of the job.
Decking is the honest unknown under any roof. We price a realistic allowance up front, show you photos of anything we replace, and never invent problems you can't see.
